Self check-in details (video instructions below) are sent to guests the day before arrival in a welcome message. Check-in is from 4pm.

Guests are asked to return the house to the condition in which they found it on arrival. Checkout is before 12pm.

On-street parking is available on the block or adjacent blocks - to avoid a parking fine please review street cleaning rules online at NYC alternate side parking rules. Rules are in effect on the block for specific hours on Thursdays.

To maintain the finish of the oakwood floors, slippers and flip-flops are provided in labeled boxes at the entrance.

No Smoking anywhere on the premises. The house is compliant with NYC fire code and is a completely non-smoking property, this includes in the garden, stoop and front yard. A full sprinkler system and smoke / carbon monoxide detectors are operational throughout the property. Fire extinguishers are found in the basement and kitchen.

Correct trash disposal is important in our neighborhood and avoids fines by NYC enforcement. Recyclable materials go in blue bins (in kitchen and front yard) and perishable items go in black bins (in kitchen and front yard). Flatten all cardboard boxes into a bin bag and leave beside the blue bin in the front yard. Bin bag supplies are under the kitchen sink. Thank you for following these important rules.

Stream your Hulu or Amazon accounts through your laptop on the 47" Samsung TV, located in the master bedroom (note: Samsung no longer supports Netflix). The TV is equipped with an HDMI > Mini Display Port cable to connect to Apple laptops and a Google Chromecast cable for you to broadcast from your handheld device using the US Google Home app. Learn about Samsung Smart Hub. 

NYC is no stranger to scams and impersonators. Please be on your guard as you would in any urban setting. If someone you don't recognize appears at the door or talks to you in the front yard, whether in uniform or not, please do not open the door to them and do not invite them inside. Advise them to contact me using the Ring doorbell to the left of the building door. 

• This is a quiet house on a peaceful neighborly block. Guests not included in the original booking are not permitted to stay - a violation of insurance terms and fire regulations and subject to fines.
• Please be mindful of volume levels, especially after 10pm. The house is large and loud noises echo through the building. 

The guesthouse is very busy with check-ins and outs often occurring on the same day. Where possible I aim to accommodate guest requests to store luggage beyond 12pm. When this is not possible, please consider Vertoe or Radical Storage which offer secure, economical options in the neighborhood and around major transit points for the airports (e.g. Penn Station).

The neighborhood is well served by all delivery agents. Please schedule your delivery for a time when you are home to receive it and request signature on delivery to avoid packages going astray. The house mailbox is sized only for envelopes or small packages. Alternatively, search Google for local UPS Access Points or use the services of Mailroom Shipping a short walk from the house.

Your booking confirmation constitutes a rental agreement between you and the host. Bookings are accepted only from individuals who themselves will be present at the property for the duration of the booking.
